Build Week 23: Tightening up the Structure

Continuing the work from last week, we continued implementing the last few items to get our structural engineer's sign off and the ADU ready for the roof and windows.

Week of February 13 - Day 43

This ADU has been designed to stand the test of time, and there is a lot that goes into making that happen. From last week's pre-framing inspection and talking with our structural engineer, we used this week to make sure that everything is in place that is needed to pass our final framing inspection - including additional strapping for the panel breaks, additional blocking for the shear walls and other items. 
The fire block OSB panels on the north and east facades are getting finished. including bolting the upper panels to the lower, and adding more metal straps to make sure our panels are tightened up and acting as a single structure. We are using ZIP and KlimaGuard tape (Passive House approved) to air tighten all the seams around the building. This includes finalizing the triple guard membrane at the sill plate. For better air tightness control, we will add closed-cell insulation in the roof and roof-to wall connections, and after drywalling we will try the AeroBarrier system to get to Passive House 0.6ACH50 values!
With all of these changes made and the sign-off of our structural engineer, we are so much closer to passing our inspection and moving on to closing up the walls. The next steps will be to wrap the building in wrinkled Tyvek (to prepare for the rigid insulation on the outside), install the roof and the windows - which means the building will be dried in very soon!
